Beneficiary Notice
The net proceeds from the sale of this property will be deposited into the permanent funds for the beneficiaries of Public Schools, Reservoirs, and the University of Utah.
Location and Access
This large block is located west of Ant Flat Road, just north of the Cache/Weber County boundary line. Cinnamon Creek runs through the property.
Legal access to the property is from the southern side of the parcel through an reciprocal easement agreement that will be transferred with the property (Predesignation No. 620). Another physical access point is on the eastern side of the parcel through property owned by the Utah Division of Wildlife Resources.
Additional Information
The terrain is varied and includes level, gently sloping, moderately sloping, steep, and very steep topography. There is a large ravine that runs east to west through the southern side of the parcel, where Cinnamon Creek is located. Sheep Creek Canyon runs along the northerly boundary and Red Rock Creek runs along the southerly boundary. Powder Mountain Ski Resort is about four miles southwest of the parcel.

Water Rights and Utilities
Water Rights:
The following water rights are located on the property and will be included with the sale: 25-1901, 25-1902, 25-1903, 25-1904, 25-1905, 25-1906, 25-1907, 25-1908, 25-1909, 25-1910, 25-1911, and 25-575. These water rights are all diligence claims tied to small springs and streams located throughout the property. Collectively, these water rights are part of two water use groups where the allowed use under one group is the stockwatering of 400 equivalent livestock units (in cattle, horses, or equivalent species) and the allowed use under the other group is one equivalent domestic unit (part-time domestic uses of one family). Both groups have periods of use from May 1 to October 31 of each year. Please contact the Utah Division of Water Rights for more information on these water rights.

Closing Costs
This offering includes $5,000.00 Closings Costs in the calculated pricing.
Financing
The successful bidder will be required to pay the closing costs and 2% bid deposit within 48 hours (by November 18, 2021 at Noon MT / 1pm CT). The required remaining 23% down payment or payment in full will be due by Tuesday, December 14, 2021 at 5pm MT / 6pm CT.
Financing will be offered for this parcel at a variable interest rate of prime plus 2.5% or 7.5%, whichever is greater. The remaining balance may be financed for up to a 20 year term with annual payments.
