The parcel is located 4 miles south of Manila, adjacent to the Flaming Gorge National Recreation Area and the Ashley National Forest.

Access to and through the parcel is via Sheep Creek Geological Loop (ROW 833).

Sheep Creek runs northwest-southeast through the parcel. The creek bottom is moderately sloping, and the remainder of the parcel rises sharply to the northeast and the southwest. Private and trust lands border the parcel to the north, with the Ashley National Forest to the south and west and the Flaming Gorge National Recreation Area to the east.

Water Rights: Water Right No. 41-2376, for stockwatering directly on Sheep Creek during the summer months, will be included with the property. Per the Utah Division of Water Rights, there is a limited ground-water resource available. Appropriations from isolated springs and underground water are generally limited to sufficient acre-foot amounts to serve the domestic needs of one family, irrigation of 1.0 acres, and a reasonable amount of livestock. Water is available for larger projects on a temporary or fixed-time basis, which are generally limited to five years. Interested parties should contact the Division of Water Rights for more information regarding the availability of water rights on this property.

1. Easement No. 2350, issued to Daggett County, for temporary road construction, with an expiration date of December 31, 2025
2. Right of Way No. 833, issued to Daggett County for Sheep Creek Road for a perpetual term
3. Grazing Permit No. 22151-08, issued to Brian L. Forbes Living Trust (this permit will be cancelled when the property is sold)
4. Range Improvement Project No. 783, for tree thinning, issued to Sheep Creek Tree Clearing (this agreement will be cancelled when the property is sold, upon reimbursement for the improvements through the sale closing costs)

Cultural Resource Covenant: A cultural resource survey was conducted on the subject property. One significant site was identified. The property will be sold with reservations for the site which was identified.

Utah Geological Survey has submitted the following comment regarding this property: Potential geologic hazards in the area that could affect the parcel include stream flooding, flash flooding/debris flow, landslides, problem soils/bedrock including shrink/swell and/or collapsible, shallow bedrock and/or groundwater, and indoor radon potential. Geologic hazards are best addressed early in the planning process prior to development and construction. 3. All mineral rights, including the sand and gravel rights will be reserved.

4. The property will be conveyed subject to all valid existing rights.

Financing will be offered for this parcel. A down payment of 10% and closing costs will be due at the auction. The remaining balance may be financed at a variable rate of prime plus 2.5% for up to a 20 year term.

After all auctions have closed, the successful bidder will be notified via email with closing instructions, including total amount due.

For the successful bidder, a deposit of at least 10% of the sale price, plus closing costs, and interest through November 30, 2020 is due within one business day from the completion of the auction and is payable to EnergyNet. The remaining balance due may be financed through SITLA at a variable rate of Prime + 2.5%.
