Location and Access

The parcel is located approximately 14 miles north of Cedar City.

Access is from the Parowan Gap County Road, then south 1.25 miles on a dirt road through BLM lands.

Additional Information

The parcel is relatively flat except for the eastern edge that slopes up onto the Red Hills Mountain Range.  The property has historically been used as open range land.

Zoning

Zone: A-20

Zoning Description: Agricultural 20-Acres

Zoning Purpose: The agriculture (A-20) district is provided and designed to protect and preserve lands suited for farming, ranching, the production of food and fiber, open space, recreation, services or related purposes and minimal rural estate living, and to protect from encroachment of incompatible uses. Other purposes of this district include protection and enhancement of the economic base of the county, as well as the protection of environmentally sensitive lands, such as areas subject to flooding, wetlands, unstable soils and areas with steep slopes or other geologic conditions. This zone anticipates limited commercial uses that have similar impacts to agricultural uses and provides services in rural areas that are compatible and commensurate with typical commercial agricultural uses. The permitted and conditional uses for the A-20 zone are intended to be compatible with agricultural uses while encouraging economic growth and reasonable options for the use of private property. The district accommodates more intense uses when the required services are made available and the potential cost to Iron County residents of providing the services necessary to support more intense development and activities is minimal.

The following comments were received from the Utah Geological Survey (UGS): Potential geologic hazards in the area that could affect the parcel include stream flooding, alluvial-fan flooding/debris flow, wind-blown sand, problem soils and/or bedrock including shrink/swell and/or collapsible, shallow bedrock and/or groundwater, and indoor radon potential. Potential hazards should be addressed in a manner appropriate to the intended use of the property. Geologic hazards are best addressed early in the planning process prior to development and construction. Financing

Financing will be offered for this parcel. A down payment of 10% and closing costs will be due at the auction. The remaining balance may be financed at a variable rate of prime plus 2.5% for up to a 20 year term.

Successful Bidder Notification

After all auctions have closed, the successful bidder will be notified via email with closing instructions, including total amount due.

For the successful bidder, a deposit of at least 10% of the sale price, plus closing costs, and interest through November 30, 2020 is due within one business day from the completion of the auction and is payable to EnergyNet. The remaining balance due may be financed through SITLA at a variable rate of Prime + 2.5%.
