The topography of the parcel is very flat and level. The vegetation is native grasses and sagebrush. An industrial operation and the Beryl fire station are located nearby. Private property surrounds the parcel.

The property has historically been used for agricultural purposes. All agricultural equipment belongs to the lessee. The water that was used for the agricultural operation is also owned by the lessee.

Location:
The property is located in Western Iron County, in the town of Beryl Junction, just west of the rural airstrip. The address is 800 North 400 East.

Access:
Access to the property is from Center Street in the town of Beryl. A small dirt road runs through the parcel.

Zoning:
A-20 (agricultural with a 20-acre minimum to build)

Water Rights:
No water rights will be sold with this property. Wells are located on site, but no water rights are available to be conveyed.

Utilities:
Power is located in the general area.

Beneficiary Notice:
The net proceeds from the sale of this property will be deposited into the permanent fund for the beneficiary of Public Schools.

Surface Leases:
1. Special Use Lease Agreement No. 1843, issued to Steven Twitchell for agricultural crop production (The purchaser of the property will become the lessor with the ability to cancel the lease at the end of each lease year (May 31) with 90 days notice.)

A historical and cultural resource survey was conducted on this parcel. No significant sites were identified. The property will be sold without a deed covenant for cultural or historic reservations.

Disclosures

Closing Overview

After all auctions have concluded, the highest bidder will be notified via email with wiring instructions, including total amount due.

Cash Purchase:
The full purchase price, plus closing costs are due 24 hours after the completion of the auction and is payable to State Trust Lands.

The closing costs are expenses incurred to prepare the property for sale. A large portion of the costs is for the completion of a cultural resource survey, which is required by law.

These costs are in addition to the 10% down payment. All closing costs are due from the winning bidder within 24 hours after completion of the auction and cannot be financed.

Financing:
Financing will be offered for this parcel at a variable interest rate of prime plus 2.5% or 7.5%, whichever is greater. A down payment of 10% and closing costs will be due at the auction. The remaining balance can be financed for up to a 20 year term.

During the time when the property is being financed (before a patent is issued), the county records will show the property as state trust lands with notices being sent in care of the purchaser. All improvements to the land during the financing period will need approval.
