Successful Bidder Notification

After all auctions have closed, the successful bidder will be notified via email with closing instructions, including total amount due.
For the successful bidder, a deposit of at least 10% of the sale price, plus closing costs and interest through November 30, 2023, is due within one business day from the completion of the auction and is payable to SITLA. Financing will be offered for this parcel at a variable interest rate of prime plus 2.5% or 7.5%, whichever is greater. The remaining balance may be financed for up to a 20 year term. Full remittance instructions will be included with the invoice.

Additional Information

A pond is located on the property. Portions of the property are steep and rugged with the majority being moderately sloping. The vegetation is varied with pinyons and junipers as well as native shrubs and grasses. Beautiful views exist throughout the property.

Location:
The parcel is located northwest of Kolob Creek Reservoir, south of the Washington County/Iron County line. It is about 20 miles from SR9 and north of Zion National Park.

Access:
The property is surrounded by private landowners. Access to the property is behind locked gates. Interested parties would need to obtain access from one of the surrounding landowners.

Water Right No. 81-3141 for stock watering will be conveyed with this property.

Utilities:
No utilities are located on the property.

Beneficiary Notice:
The net proceeds from the sale of this property will be deposited into the permanent fund for the beneficiary of Normal Schools.

Prospective buyers should be aware of the potential hazards so they can be addressed in a manner appropriate to the intended use of the property.   5. The property will be conveyed subject to all valid existing rights.
